1. General

1.1 This website (hereinafter: the "Website”) is the official website of Maskit Estate Hotel in Moshav Liman, operated by Maskit Estate Ltd., company number 516404639 (hereinafter: the "Hotel”).

1.2 These Terms constitute the binding agreement between the Hotel and any user of the Website (hereinafter: the "User”).

1.3 By using the Website, the User declares that they have read these Terms and unconditionally agree to all provisions herein. All Users are deemed subject to these Terms.

1.4 This Website is written in the masculine form for convenience only but is intended for all genders.

1.5 All information, data, images, videos, descriptions, explanations, visual materials, and any other content presented on the Website (hereinafter: the "Information”) are the exclusive property of the Hotel. The Hotel retains all copyrights. The User may use the Information solely for personal use and may not copy, reproduce, distribute, publish, or otherwise use it without prior written consent from the Hotel.

1.6 The User shall not distort, modify, or perform any action that may harm the accuracy, reliability, reputation, or rights of the Hotel or any third party.


2. User Exposure to Risks

2.1 The User acknowledges that using the Website involves risks due to both technology and human factors, including malicious actors.

2.2 The User understands that the Hotel cannot fully protect against risks such as privacy breaches or data theft and uses the Website at their own risk.

2.3 The User bears full responsibility for any use of the Website and releases the Hotel from any related liability.

2.4 The Information is for personal use only, and any reliance on it is solely the User’s responsibility.

2.5 The Information, including images and visuals, is for illustrative purposes only and not binding. Differences may exist between the Website display and reality.

2.6 Not all areas or rooms of the Hotel are presented on the Website. Differences may exist between rooms and facilities.

2.7 The Hotel is not responsible for the suitability of the Information to the User’s needs.

2.8 The Information is general and not exhaustive or complete.

2.9 The Hotel is not liable for any errors in the Information.

2.10 The Hotel is not liable for any damage, inconvenience, loss, or distress caused directly or indirectly by Website use.

2.11 The Hotel is not responsible for actions by users or third parties beyond its control.

2.12 The Hotel is not responsible for changes made to the Information by users or third parties.


3. Booking Accommodation

3.1 General

3.1.1 The Website may only be used to book or purchase accommodation services or obtain information.

3.1.2 Anyone booking services (the "Booker”) must provide personal details, including ID/passport and credit card details, and details of all guests.

3.2 Booking Details

3.2.1 The Booker must enter accurate personal details.

3.2.2 The Booker is solely responsible for accuracy; the Hotel is not liable for input errors or technical failures.

3.2.3 Providing false information may result in legal action.

3.2.4 The User consents to inclusion in the Hotel’s database and use of data for service improvement and communication, subject to the Privacy Policy.

3.2.5 The Hotel is not responsible for technical malfunctions affecting bookings.

3.3 Booking Process

3.3.1 The Booker enters booking details online.

3.3.2 Credit card details are required as a guarantee unless stated otherwise.

3.3.3 A deposit of 15% will be charged at booking.

3.3.4 The remaining balance is paid at the Hotel unless prepaid non-refundable packages apply.

3.3.5 A booking is valid only after written confirmation is sent by email.

3.3.6 The Hotel is not obligated to hold reservations without confirmation and deposit.

3.3.7 The Hotel may cancel bookings due to circumstances beyond its control or force majeure.


4. Terms and Restrictions

4.1 Prices are in Israeli Shekels and include VAT.

4.2 The Hotel may change prices and conditions at any time.

4.3 Terms may be updated without prior notice.

4.4 The Hotel may modify or suspend the Website without notice.

4.5 Availability is limited and subject to vacancy.

4.6 Promotions cannot be combined.


5. Check-in and Check-out

5.1 Check-in: from 15:00 (16:00 on Saturdays/holidays).

5.2 Check-out: by 12:00.

5.3 Early/late times require approval and may incur extra charges.


6. Infants and Children

6.1 Definitions:
Infant – up to 2 years old
Child – 2 to 12 years old

6.2 The Hotel is generally intended for adult couples.

6.3 Hosting children requires booking all rooms for the group.

6.4 During June–August and holidays, full-hotel bookings for families are allowed (minimum 2 nights).

6.5 Minors must be accompanied by an adult (21+).


7. Cancellation Policy

7.1 Free cancellation up to 14 days before arrival.

7.2 7–14 days prior: 25% fee.

7.3 Less than 7 days: 100% fee.

7.4 Peak season (June–August & holidays):

  • Up to 45 days: no fee
  • 15–44 days: 50%
  • 14 days or less: 100%

7.5 Changes are considered cancellations.

7.6 The Hotel is not obligated to approve changes.

7.7 The Booker authorizes charges for cancellation fees.

7.8 No-show = 100% charge.


8. Meals

8.1 Breakfast only is included.

8.2 No other dining unless pre-arranged.

8.3 Dinner available via the Hotel chef (minimum 8 guests, extra charge).

8.4 Alcohol is charged separately.


9. Swimming Pools

9.1 Use is at guests’ own risk.

9.2 No lifeguard on duty.

9.3 Children must be supervised.

9.4 The Hotel is not required to secure pool areas.


10. Spa Use Without Stay

10.1 Spa guests may use shared facilities.

10.2 Stay duration is limited per booking.

10.3 Cancellation within 3 days: 100% fee.


11. Miscellaneous

11.1 No pets allowed.

11.2 No additional guests without approval (₪200/hour per person).

11.3 Open fires and barbecues are prohibited.

11.4 Bicycles may be provided; use is at the guest’s own risk.

11.5 All equipment belongs to the Hotel and must be used responsibly.

11.6 Smoking only in designated areas; certain areas are non-smoking.

11.7 Guests must avoid causing damage.

11.8 Guests are liable for damages and authorize charges.

11.9 Israeli law applies; jurisdiction is Haifa courts.

11.10 Guests must comply with all legal and health regulations.
Guests who were abroad within 14 days must report this.
If a guest is ill, quarantined, or exposed before arrival, full charges may apply, but a replacement guest may be proposed.
Guests must follow health guidelines (e.g., masks, sanitation).
If a national lockdown is declared, no cancellation fees will be charged.
